In the latest reflection of Sixth Avenue’s enduring appeal, global law firm Auric, Herrington & Sutcliffe has renewed its lease for 15 years for 144,312 square feet at 51 West 52nd Street, the street’s legendary “Black Rock” tower.
More than 90% of the former CBS headquarters building has been leased since Harbor Group International purchased the landmark in October 2021 for $760 million.
The new owners have spent $128 million to bring the tower up to speed in the 21st century by renovating the lobby, upgrading the interiors and installing an amenity suite that includes a fitness center and a tenant-only café in the concourse.
The renovations have helped HGI secure new leases and renewals for 500,000 sq ft. Other big tenants include law firm Wachtell Lipton Rosen & Katz and Canadian pension fund CPPIB.
Rents in the tower are $115 per square foot.
A CBRE team led by Mary Ann Tighe represented Auric and Herrington, and another CBRE team including Howard Fiddle and Scott Gottlieb represented the owner.
