New Tenant for 190 Bowery
The well-known graffiti-adorned building at 190 Bowery is set to welcome its first long-term office tenant since Jay Maisel sold it to Abby Rosen’s RFR back in 2015. Maisel had lived there with his family for almost fifty years.
Industrious, a company specializing in “work experience,” will be taking the space. While they have multiple locations in New York City, it seems this Bowery spot will serve as their flagship.
Natalie Levine, a dedicated real estate director, referred to the building as “a pioneering footprint in the walkable and vibrant Nolita and Lower East Side neighborhoods.” The office space itself, which spans over 33,000 square feet and sits within a former bank built in 1898, has largely remained unoccupied since Rosen acquired it for $55 million.
Industrious aims to provide long-term stability, having been involved with various creative companies over the years. The retail area on the ground floor is home to the popular clothing store, Supreme.
Maisel’s family had quietly lived in the building’s 72 rooms, maintaining a low profile.
Interestingly, many, including some brokers, assumed the building was completely vacant. After purchasing it, Rosen opted for some modernization—while he did remove graffiti from the upper floors, he preserved it on the lower levels as a nod to the building’s gritty history.
RFR’s head of leasing, AJ Kamhi, described the building as “an evolving work of art,” emphasizing this unique chance for Industrious to create a curated work environment in such a historically significant location.
The asking rent for the space was set at $95 per square foot. RFR, represented by Kamhi along with an internal team, collaborated with JLL, while Levine acted on behalf of Industrious.
