The luxury housing scene in southern Florida is evolving, with areas like Delray Beach challenging the long-held supremacy of Miami and Palm Beach. This transformation seems to embody a sort of David vs. Goliath narrative within the wealthier communities of the region.

Traditionally, Florida’s elite have been drawn to Miami’s lavish lifestyle, but there’s a noticeable shift, especially with Delray Beach located about 90 minutes to the north. Recently, Hollywood actor Mark Wahlberg made headlines for purchasing a mansion in this emerging enclave for a staggering $37 million. In fact, he’s not alone; soon, Rockstar Energy Drink founder Russ Weiner is expected to follow suit, securing properties valued at $43 million.

So what’s pulling these high-profile individuals to a quieter location? On the surface, Stone Creek Ranch, a somewhat exclusive neighborhood with fewer than 40 luxury homes, doesn’t seem to compete with Miami’s vibrant lifestyle or its luxury shopping. There are no beaches or nightlife here—at least not directly.

What Stone Creek Ranch does offer, however, is an unmatched level of privacy, which is increasingly appealing to affluent buyers. The community is monitored 24/7 by a team of security experts, many of whom have backgrounds in law enforcement or military service. Prospective residents face strict entry requirements, including thorough background checks.

According to Senada Adzem, a real estate agent with Douglas Elliman, this security is often more valuable to wealthy buyers than any beach access. In recent years, preferences have shifted notably among wealthy clients. People who once prioritized homes with direct water access or shared amenities are now seeking seclusion from the public eye.

Adzem mentioned working with a well-known couple who no longer wished to reside in the bustling Miami area for fear of being photo-opped while enjoying their personal space. They wanted a sanctuary where they could relax with their kids, free from watchful eyes.

This couple is now attempting to secure an off-market property in Stone Creek, which highlights a unique quirk: none of the available homes are formally listed for sale.

Each residence in Stone Creek offers a wide distance from neighbors by overlooking a private lake—definitely a plus when compared to many areas in Miami where privacy is at a premium. Even some renowned neighborhoods, like Indian Creek Island, still face that risk of onlookers.

Rich lot sizes in Stone Creek add to the allure of greater separation and privacy. However, another major draw for families is the access to top-tier private schools within Palm Beach County, which many find exceedingly valuable.

Wahlberg’s new mansion spans over 18,000 square feet, featuring seven bedrooms and numerous luxe amenities like a home theater and sauna. The property, named Palazzo di Lago, was inspired by Italian architecture, creating an opulent living space branded as a pinnacle of luxury in South Florida.

Adzem noted that Stone Creek’s value is also on the rise; Wahlberg’s purchase serves as a strong indicator of this trend. Since its last sale, the mansion’s price leapt by 118% in just a few years—talk about a return on investment!

As for the market as a whole, Delray Beach has seen significant price jumps, with the median listing climbing from approximately $617,000 in late 2018 to an impressive $1.1 million by 2025.

Adzem recalls how initially, convincing affluent clients of the community’s appeal was challenging. Many sought properties directly on the coast or affluent golf courses. But now, the narrative has shifted. “People who can afford luxury anywhere are choosing Stone Creek because of its unique offerings,” she said.

Stone Creek, as Adzem describes, is ideally situated for accessing several vibrant Florida locales. Delray Beach serves as an artistic hub with a youthful energy—she likens it to a mini-Soho, with a competitive dining scene and active art community. Plus, major attractions in Miami and Boca Raton remain conveniently close.
