A new lease agreement with the global law firm Wizards on the 54th floor of 30 Rock has made the landmark tower’s office space fully leased. This relatively modest deal, at 33,000 square feet, is certainly a morale boost for Tishman Speyer, especially as they anticipate finding a new tenant to replace Deloitte—the building’s largest occupant—who will be vacating 430,000 square feet in late 2028.
Wizards, which is moving from 430 Park Avenue nearby, is not disclosing the rental rate, but sources say it’s considerably more than the $112 per square foot reported back in April 2025.
Tishman Speyer owns about two-thirds of the office space at 30 Rock, with the remainder held by Comcast, which manages NBC Studios.
As part of the “Zo” program, tenants have access to various amenities, including the “Clubhouse” lounge at 1 Rockefeller Plaza, retail discounts, and easy restaurant reservations.
Despite Deloitte’s impending departure, the landlord’s Rock Center complex, spanning 6 million square feet of office space, appears to be thriving. Following a $3.5 billion CMBS refinancing last October, occupancy rates have risen from 93% to 98%, which is especially impressive considering that occupancy rates in Manhattan sit around 14%.
Interestingly, the historic original buildings of Rock Center are older than the newer “trophy” structures, which are currently in higher demand compared to their pre-war counterparts.
The move by Wizards underscores the building’s attractiveness to prestigious companies, according to an anonymous source. Rob Speyer, CEO of Tishman Speyer, is committed to keeping the location appealing by implementing new infrastructure, adding retail tenants, and enhancing public spaces.
The source also mentioned the considerable effort involved in securing a new tenant for the space left by Deloitte but expressed confidence in the building’s ongoing allure, stating, “It took Speyer over two years to find this new tenant. I doubt they’ll face significant issues.”
Wizards was represented in the deal by JLL’s Cynthia Wasserberger, Michael Berg, Bobby Blair, and Sofia Bruno, while the landlord’s representation was handled in-house by Bryce Kinsler and Kate Walker.
