Hudson Yards skyscraper The Spiral lands five new tenants to lift occupancy above 80%

The Spiral has been a favorite Realty Check story since August 2017, when it was first reported that Pfizer would be the anchor of the Tishman Speyer Tower.

Its strong draw, further bolstered by the ZO Clubhouse amenity center with its top-floor open-air terrace, has subsequently attracted other high-profile tenants including HSBC, Debevoise & Plimpton and Alliance Bernstein.

Now, with five unannounced new deals totaling 129,500 square feet, the 2.8 million-square-foot skyscraper in the Hudson Yards neighborhood is 81 percent leased, less than two years after it opened on the block bounded by Hudson Boulevard, 10th Avenue and West 34th and 35th Streets.

HSBC added 35,400 square feet to its U.S. headquarters lease, bringing the total to more than 300,000 square feet.

Two as-yet-unnamed investment management companies have signed on for a combined total of about 90,000 square feet, with one said to be relocating from Manhattan West and the other from Related’s Hudson Yards complex.

Global technology company XR Extreme Reach, which is relocating from 1633 Broadway, has taken up 13,400 square feet of space, and asset management firm Fifth Wall is moving from 1 Little West 12th street to 6,700 square feet at Spiral.

The new tenant follows property management firm Marshall Wace, which relocated from 350 Park Ave. last summer to occupy 79,000 square feet of space.

Meanwhile, work is also progressing on the main restaurant on the first floor, which is scheduled to open in 2025.

The team behind Llama San and Llama Inn will open a restaurant serving Peruvian and Japanese cuisine at the northwest corner of 10th Avenue and West 34th Street, while two new concepts from Michelin-starred chef Gabriel Kreuter will open on the Hudson Boulevard side of the Spiral.

Terms of either lease are unclear.

Office rents in Spiral range from $125 to $225 per square foot.
