The parent companies of both chains announced that the first dual-brand restaurant in the United States will open in Seguin, Texas.

It is scheduled to open in the first quarter of 2025.

Seguin is located approximately 40 minutes northeast of San Antonio and is home to more than 30,000 people.

Dine Brands is bringing the joint IHOP and Applebee's concept to the city by renovating local IHOP restaurants operated by franchisee R. Hakim Corporation.

Payton said in a statement that the restaurant's dual design “allows IHOP to shine in the morning and Applebee's to thrive in the afternoon and evening.”

The joint concept between Dine Brands' IHOP and Applebee's has been in the works for some time.

“We are pleased with the growth of the dual brand concept internationally and excited about the potential of this opportunity domestically,” he said.

“It's important to be careful about dual branding, but it's not necessarily the consumer proposition that drives it, it's really the economics for the owner and the developer,” he said.

“This is truly a B2B product in the sense that we have complementary time zones, a shared kitchen, a common menu and staff across multiple trains.”

Dine Brands said IHOP and Applebee's international joint restaurants are located in Mexico, Canada, the UAE, Kuwait, Saudi Arabia, Peru and Honduras.

Dine Brands' CEO said the domestic sites interested in the dual-brand restaurant concept are primarily “existing IHOPs adding Applebee's.”

The company believes the concept will help improve system-wide economics and drive growth, Payton said.

Dine Brands said its Applebee's and IHOP brands had 1,618 and 1,809 restaurants worldwide, respectively, at the end of the third quarter, including 13 current dual-brand stores.

The company also owns Fuzzy's Taco Shop starting in late 2022.

There are 119 locations nationwide.
