One of the many vacant former pharmacies on the Upper East Side has been scooped up.
Brooklyn-based Dumbo Market claimed the large corner left by CVS in 2023, 1223 Second Ave. and East 64th Street.
The high-end food market signed a 12,000-square-foot lease with Regency Centers, which owns the retail condominiums.
Jason Garbsman, principal of Hudson Real Estate, represented the tenant. The landlord was represented by Patrick A. Smith and Jesse Wolf of JLL.
Garbsman said: “We are grateful for the opportunity to help DUMBO Market expand. We will continue to search for a new location for DUMBO Market as the potential for overflow of pending drugstore vacancies looms large.”
The retailer has stores in Brooklyn's Dumbo and Boerum Hill, and recently signed a lease at the Jasper complex in Hunter's Point, Queens.
Brooklyn-based home goods brand Brooklinen, known for its luxury sheets and towels, is leaving the borough and moving to Hudson Square.
The company will move its headquarters from 10 Jay Street in Dumbo to 225 Varick Street, a 360,000-square-foot building owned by a joint venture between Trinity Church, New York City, Norges Bank Investment Management and Hines. The 32,000 square foot lease is for 10 years.
“Brooklinen's strategic move underscores the Hudson Square area's growing attractiveness for innovative, high-growth companies,” said Jason Alderman, senior managing director at Hines.
“We're seeing a new trend of companies moving their headquarters to Hudson Square.”
Built in 1926, the 12-story 225 Varick St. now boasts a lobby modernized by A + I Architecture. 82% are rentals. The joint venture's Hudson Square portfolio consists of 13 buildings totaling 6 million square feet.
