NYC residential conversion of old printing house into boutique ‘lofts’ shows size doesn’t matter

The conversion, which will be completed in early 2026, will earn 20 units priced between $1,475 million and $7,990 million for sale by Corcoran Sunshine Market Group.

The Andre Kikoski Architecture (aka) design is to include a “Jewel-Box” lobby with a custom Lasvit Glass Chandelier.

The apartment boasts patterned stones such as leather-finished Naika quartz, semi-transparent white quartz and exotic marble. The penthouse has a private roof terrace, with another roof terrace open to all residents.

There is also what Adelco owner Matthew Adel called “a fun wooden panel gym in a cellar known as the club level.”

Adellco specializes in adaptive reuse projects, including the recent successful transformation of the historic Welsh hotel on Upper Madison Avenue.

Adele said Armorie meets the requirements for “specific assets in a particular block.”

Among them were footprints that required no changes at all, and the building cores that were well positioned to allow for floor layouts for the home.

“The building had a proper character,” he said of the brick façade accented by Beaux Arts. “We want the people who live there to feel as if they belong there.”

Adele doesn't address the conversion cost fine points except that the “hard cost” is $450 per square foot, which would amount to about $23.4 million for a 52,000-square-foot building.

Sales are set to begin and the first move should take place in January 2026.
