Spring is almost gushing out – and soon so will the housing market.
Annual Research By Realtor.com After analyzing six years of market data, I discovered that one week of selling my home will govern the best governance. The week from April 13th to 19 is consistently ranked as the best time for your home to go to the market.
The mid-April time frame coincides with peak seasonal prices, increased buyer demand and reduced list competition.
A Realtor.com analysis showed that listing between this window of sunny opportunity compared to the average week means that sellers can make more money in less time.
These fruitful seven days were identified by analyzing average list performance measured based on home prices, days in the market, buyer activity and other factors.
The homes listed between April 13th and 19th have historically reached higher prices than the average week, converting them to an estimated $4,800 increase in listed prices.
The findings are bad news for sellers who jumped over guns earlier this year. Sales in mid-April achieved 6.7% higher prices compared to the beginning of the year. According to Realtor.com, the home sold in January could have lost up to $27,000 in potential revenue. After the holidays, the blues and cold winter weather doesn't benefit curb charm.
Buyer demand is also more intense during special spring weeks. The house typically gets 17.7% more viewing from April 13th to 19th than the average week. They are also selling faster – they'll be faster on average nine days faster, the report says.
Spring sellers will also discover that competition will be eased during this Golden Week and that their homes will give them a prominent opportunity. The analysis found that in the April 13th-19th time frame, we can see that 13.2% of sellers have entered the market historically, according to the analysis.
There is generally little market competition for 2025 sellers. According to Realtor.com, home inventory across the country has yet to recover to pre-pandemic levels.
But while buyers prefer sellers in mid-April, early October is the winning time for buyers. Demand will fade in the fall as families return to school and return to busy schedules. Realtor.com previously identified the week September 29th to October 5th As an ideal time for buyers to find the best deal.
Spring is generally a red-hot period for the broader real estate market as both buyers and sellers are settled from winter.
Warm weather and blooming gardens bring a greater curb appeal to the home, so sellers should not wait until the first flower blooms.
