Camden Goods Yard: A New Residential Development in London
Wandering through Camden Goods Yard, a notable residential project in London’s Camden borough, a New Yorker was struck by a familiar, homey scent.
Similar to many upscale developments in New York, this project features seven buildings spread across eight acres, with a focus on a large gourmet supermarket, Morrisons, set to open later this year.
In a nod to its New York roots, Camden High Street, the area’s primary shopping zone, has been revamped into a pedestrian-friendly mall.
One of the highlights is the Camden High Line, planned just a block away. Inspired by Manhattan’s famed High Line Park, it will turn an unused elevated railway into a three-quarter-mile public greenway, designed by the same landscape architect behind Manhattan’s project.
The first condominium completed here, known as Regent, features studio units aptly named “Manhattan,” incorporating dividers reminiscent of those in many New York apartments.
This initiative is part of St. George’s ongoing development efforts. The Berkeley Group, the parent company, is currently working on over 110 residential projects throughout southern England.
Upon completion, Camden Goods Yard is expected to offer 643 new apartments. One of the buildings will be entirely residential, while another will house 100,000 square feet of retail and commercial space.
The Camden Borough, once industrial, is celebrated for its creative atmosphere and is home to Camden Town Market, which draws around 28 million visitors each year. This area has also birthed literary icons like John Keats and Charles Dickens.
Strategically located, Camden Goods Yard is under a ten-minute walk from two tube stations and is poised to attract increasing interest from American buyers looking for homes in southern England. CBRE predicts that three times as many Americans will consider buying a home in or near London in 2025 compared to the year before.
Research shows that about 70% of American buyers in London prefer prime spots like Camden and Canary Wharf. While marketing efforts for Camden Goods Yard are just beginning, the Berkeley Group hasn’t yet made predictions about how many buyers might stem from New York. However, those in chic neighborhoods like Dumbo and Williamsburg may find this new locale appealing.
A recent tour, guided by St. George’s marketing director, James Nicholson, highlighted the project’s stylish appeal. The Regent will boast a New York-style rooftop terrace and plans for a “Farm to Fork” restaurant. Many terraces overlook the North London Railway, where trains pass by regularly.
Add to that the nearby roundhouse, a historical steam locomotive turntable that has served as a leading venue for music and performing arts since the 1960s.
The second residential building, known as The Gallery, will also offer a modern aesthetic while being designed to fit the area’s traditional architectural style, complete with a prominent illuminated Camden Goods Yard sign marking the new urban hub.
