From a new masked video Project Veritas It uncovers the shocking truth about how Cavalier Colony Ridge Associates exists in sales and lending practices.
A massive land development, Colony Ridge extends approximately 34,000 acres in rural Liberty County, Texas, about 30 minutes north of Houston. Called the “world's largest trailer park,” Colony Ridge is littered with wild housing, stray animals, dangerous and unstable roads, and even fetid water, as reported previously by Blaze News.
One of the main reasons for Colony Ridge's manifold problem is its loose lending and sales protocols. marketing Spanish-speaking immigrants -Many of them could be illegally found in the United States, and therefore may be less likely to report crime and exploitation cases. The Veritas journalist from the Undercover Investigation Project spoke with two Colony Ridgeland LLC Associates, pretending to be a future buyer. Commercial sales agents Justin Chaney and Sandy Moreno are sales agents for Terrenos Houston, a real estate group tied to Colony Ridge.
According to Moreno, most foreign buyers in Colony Ridge come from Mexico, Guatemala, El Salvador and Cuba. When pushed, she confirmed that Colony Ridge was also selling to Chinese investors.
One PV journalist asked Chaney and Moreno about “undocumented” buyers who may purchase property at Colony Ridge.
“I don't check who's citizenship status,” replied Cheney. “…I won't ruin it.”
“We don't check it,” Moreno later repeated.
“They don't ask for evidence — they don't,” she continued, but she added that the buyer must be “Texas resident.”
Cheney points out that checking the status of immigrants in such cases is “illegal.” Non-citizen Do you have the same rights to own real estate in America like your citizens? Moreno argued that forms of foreign IDs, including passports and driver's licenses from other countries, are acceptable documents to secure funding.
Still, illegal immigrants often suffer from other income and credit issues that make it difficult to obtain loans. However, Colony Ridge Land LLC appears to offer such loose terms for loan approval, as many such illegal aliens qualify.
“If they are financially qualified and can create a site plan… if they can meet our contract timeline and expectations and can afford it… we're going to sell it,” Chaney boasts in the PV video.
“We will fund residential lots [for] It's down by $500,” he explains.
“We sell to people who meet those standards.”

Chaney estimated that around 55,000 people currently live in Colony Ridge, spread across a total of 12,600 “rooftops.”

Last week, Tom Homan from the border area and members of various federal agencies made 118 arrests at Colony Ridge as part of the Trump administration's ongoing efforts to deal with the immigration crisis.
