The Tin Building by renowned chef Jean-Georges Vongerichten has closed, marking a surprising end to one of Manhattan’s most ambitious food markets and restaurant complexes.
Plans for the space, located at South Street Seaport, will now involve a balloon museum developed by Lux Entertainment, a contemporary art entity funded by Italian investors, as announced by Seaport Entertainment Group.
Seaport Entertainment Group confirmed that all current food and beverage operations at the Tin Building would cease immediately.
Vongerichten’s extensive 58,000 square-foot establishment has effectively come to an unexpected conclusion after under four years of operation. The previous managing entity, the Howard Hughes Company, received significant acclaim for the building’s decade-long renovation, which cost around $194 million and required oversight from various governmental levels.
Lois Friedman, CEO of Vongerichten’s business, stated that popular outlets like House of the Red Pearl and T. Brasserie might possibly relocate within the Seaport, although discussions on this are ongoing.
The market featured high-quality products from across the globe under the ‘Tin Building’ brand but faced challenges competing in a premium food market, particularly in what many New Yorkers considered a relatively isolated location.
Last year, Seaport Entertainment Group reported a $33 million loss connected to its operations in the Tin Building. Similar to the Howard Hughes Company, which previously managed the site, SEG holds a 25% stake in Vongerichten’s company, with Bill Ackman being the largest shareholder in both entities.
Due to the financial struggles, SEG transitioned from having Vongerichten’s Creative Culinary Management Company oversee operations to establishing a licensing agreement.
Friedman noted, “We’re proud of what we’ve created at the Tin Building. Seaport Entertainment is choosing a new direction, focusing more on entertainment.”
She added that a balloon museum could potentially attract significant foot traffic to an area that has less population density, calling it “a great addition.”
The balloon museum initially opened in Rome in 2021 and has displayed exhibitions in 23 cities across Europe, North America, and Asia, garnering over 7 million visitors.
According to the company’s website, it promises an experience with large-scale installations of unexpected forms, emphasizing viewer interaction.
