Mortgage rates decrease to 6.77%

US Real Estate Market Set for Changes

Experts in the real estate industry believe significant changes are on the horizon for the US housing market in the coming months.

According to mortgage buyer Freddie Mac, mortgage interest rates have dropped to their lowest levels in four weeks as of Thursday. Their latest primary mortgage market report indicates that the average rate for a 30-year fixed mortgage decreased to 6.77%, down from 6.81% last week. A year ago, the average rate stood at 6.86% for a similar loan.

The housing situation intensifies, with 47 major metropolitan areas requiring homebuyers to allocate over 30% of their income to housing costs.

As Sam Khater, Freddie Mac’s Chief Economist, pointed out, “While home sales remain low, the increased availability of stock gives buyers a variety of options as they enter the market.”

The report also highlighted that the average rate on a 15-year fixed mortgage fell from 5.96% to 5.89%. This is an improvement compared to last year, when it averaged around 6.16%.

Interestingly, some relief appears to be emerging, as a recent report indicated that only three of the 50 largest metropolitan areas in the US allow households earning a median income to purchase homes without exceeding the 30% threshold of their annual salary.

This same report cited that certain metro areas, such as Pittsburgh, Pennsylvania, Detroit-Warren-Dearborn, Michigan, and St. Louis, Missouri, are still within reach for buyers, with median household incomes reported at $72,935, $72,493, and $79,869 respectively.

However, data from Realtor.com shows that on a national scale, nearly 44.6% of income is now being expended just to afford median homes. “While incomes are growing, the costs associated with buying a home have escalated at an even faster pace,” the report noted, hinting that adhering to affordable housing standards is becoming increasingly challenging across many markets.
