Park Avenue supertall tower anchored by Ken Griffin’s Citadel begins long road to joining NYC skyline

The clock will be ticking through Monday and begin to gain approval for the city of Midtown's most ambitious development project. It is a 1.8 million square feet tall 1,600 feet tower on 350 Park Avenue, developed by the horrifying victory of public and private wealth.

The seven-month public review process known as Ulurp begins on March 17th to request a relatively small increase in floor-to-area ratio.

Unlike some other Super Tall commercial tower dreams that may or may not be built, the 350 Park seems certain.

This is the publicly available AA joint venture of the Vornado Realty Trust, which owns the existing, unattractive mid-century building at 350 Park Ave. Adjacent equally unattractive 40 E. 52nd St. Rudin is owned by an individual who owns the Rudin. Kengriffin is a megabillionaire investor. Separate companies led by Griffin, Citadel and Citadel securities will become anchor tenants of at least 850,000 square feet of skyscrapers.

If city approval is granted, partners can begin demolition of the old structure next year when Citadel employees temporarily move from the old 350 park.

CloudBuster starts to rise with or without additional tenants. Barrylanger, Vice President of Development and Real Estate, said,

“The magical formula for getting the tower away from the ground is to have an anchor tenant and an equity partner. This is our own form, Rudin and Ken Griffin,” he said.

The estimated development costs total are $4.5 billion, Langer said.

Designed by Foster + Partners, the all-electric tower features environmentally sensitive “wellness” and is the tallest ever, driving over 200 feet of war through the new JPMorgan Chase headquarters.

It takes several steps to increase the distance that is acceptable for the current 15-25-53,000 square feet lot. Partners tape air force rights from St. Patrick's Cathedral and St. Bart's Church.

The project will include large public facilities to acquire three more distant units. Blocklong's 12,500-square-foot open plaza faces the streets and envelops East 51st, 52nd and 52nd Avenues, designed by Highline Designer field operations. Each side street has a five-foot sidewalk. A fine dining restaurant on 52nd Avenue and a cafe on 51st Avenue.

The Alfresco Plaza is located under a 40-foot-high ceiling similar to the Vornado installed on the Penn 2, part of the redeveloped Pen Station Area Complex.

At 350 Park, Griffin “is intended to create world-class office space for his team, with great natural light, pillar-free flooring and access to amenities,” Langer said.

He believes that the recent rezoning of Midtown has been replaced by a 21st century product, encouraging developers like us who have low ceilings and have a 1950s building. That's what we did. [Vornado’s] motivation. “

He said, “We are obviously friends” – Rudin said BlackRock, the main tenant of the 40 E. 52, was motivated. St. moved to Hudson Yards and “leaves huge blocks of space to be reorganized with old buildings.”

The new tower design boasts a series of gradual retreats on the east-facing side. Tapered foam allows for optimal light and office floor views. Some tenants have access to a private outdoor terrace.

Nigel Dancey, Senior Executive Partner at Foster + Partners, said: [which his firm also designed and where Citadel has a large space.] He's like a perfectionist about beautifully laid out floorboards. ”

Dancey said the 350 Park “provides great diagonal views.” I moved the core elevator west to create a large floor plate on the avenue side. ”

The Ulurp process begins with a 60-day review of the Manhattan Community Commission recommendations only.5. The plan will be sent to the President of the Borough, City Council and City Council, with final approval from the mayor.
