New Jersey Property Tax Relief Program Update
Many residents in New Jersey are opting to leave as property taxes keep climbing across the state.
Beginning this week, homeowners and renters who qualify can apply for the 2025 Affordable New Jersey Homeowners and Renters Relief Program.
Understanding the Anchor Program
Here’s what you should know:
The Anchor Program is designed to offer property tax relief to eligible New Jersey residents who own or rent primary homes and meet specified income criteria.
This year’s benefits will consider factors like residency, income, and age from 2024 onward.
When Payments Start
Payments from the Anchor Program will kick off on Monday, September 15, continuing after that date.
Most individuals can expect to receive their payments within 90 days of submitting their application, unless they need to provide more information.
If you apply using a paper form, benefits will be issued via paper checks. For those applying online, there’s an option for direct deposit.
Expected Benefit Amounts
In terms of what residents might anticipate:
There’s a cap on the relief that can be granted; the total amount cannot exceed the property taxes paid on primary residences during the qualified year.
Here’s a breakdown of the maximum benefit amounts:
- $1,750 for senior homeowners
- $700 for senior tenants
- $450 for renters under 65
- $1,650 for homeowners under 65
Eligibility Criteria
Who qualifies?
For New Jersey homeowners:
- You must have owned and lived in a primary residence as of October 1, 2024.
- Your total income for 2024 cannot exceed $250,000.
- The home must be subject to property tax.
And for renters in New Jersey:
- You must have rented and occupied a primary residence in the state as of October 1, 2024.
- Your total income for 2024 must not exceed $150,000.
- You need to have paid rent and have your name on the lease or rental agreement.
- The rental property should also be subject to local property tax.
Important Deadlines
What’s next? The deadline to submit applications for the Anchor Program is October 31st.
If you want to receive your payment through paper checks, you’ll need to get your application in by September 15th.
September 15th is also the last day to update bank account details for those who’ve received eligibility confirmation letters.
