Despite Mayor-elect Zoran Mamdani’s promises to reduce rents and property values, some real estate agents predict an increase in prices in the upcoming years.

A source from the real estate sector, who preferred to remain anonymous, shared, “If Mr. Mamdani goes ahead with his development halts, it will likely lead to higher prices due to limited inventory. Plus, we might see a surge in foreign investments, particularly from the Middle East.”

This situation, where more money competes for fewer available apartments, suggests that buyers should be cautious. Sources advise clients to hold onto their properties, even if they are contemplating leaving the city following Tuesday’s election results. There’s a growing concern about rising anti-Semitism and Mamdani’s stance on Israel.

“All my Jewish clients in New York reach out to me. I tell them to stick it out,” the source added.

On another note, restaurant owners and small business operators worry that investment will fade away in the near future.

One restaurant owner mentioned plans to expand one of his Brooklyn locations, yet he’s hesitant to make any commitments right now. “There’s no willingness to invest in New York City until the real impact of Mamdani’s policies becomes clear,” he remarked, highlighting a significant pause expected in investment.

Markets are experiencing distress, driven by uncertainty in the financial district. Analyst Dan Ives from Wedbush Securities noted, “Mamdani’s win only adds to Wall Street’s anxiety and doesn’t help the mood amidst the ongoing government shutdown.”

It’s still early to determine how Mamdani’s policies will affect the city overall, but many business leaders are keen to see if he adopts a more moderate approach or if he’ll stick to the promises made during his campaign.

One real estate professional humorously remarked, “Even though investment has hit a pause, New York’s situation feels worse than that of a 34-year-old TikToker.”
