NYC developer plans to build 28-story office tower in trendy Manhattan neighborhood

The developer behind Essex Crossing plans to build a nearly 500,000-square-foot office tower on the former Trinity Church property in Hudson Square, a sign of confidence in Manhattan’s difficult commercial market. be.

Taconic Partners and its investment partner Nuveen Real Estate have released images of One Grand, the tower that will rise at the corner of Grand and Varick streets, where SoHo, Hudson Square and Tribeca converge.

The project designed by SHoP Architects will be unveiled here for the first time.

It will have 28 floors and 430,763 square feet of office space.

The first floor of offices will be 100 feet above ground level, with a public school and retail stores below.

The land is currently vacant.

Taconic will not begin construction until it finds an anchor tenant. This is the standard for almost all new development. Leasing operations will be handled by the JLL team led by President Peter Regardi in New York.

Several “high-rise” office projects are theoretically planned for Midtown, but the designs are vague and none are close to being realized amid the market downturn.

The land is owned by Trinity Church, which remains one of Lower Manhattan’s major landowners. The company selected Taconic and Nuveen to develop the site in 2019.

Taconic said the tower will boast advanced wellness and sustainability features, a 13,000-square-foot amenity center, 20,000 square feet of outdoor space and 14-foot ceiling heights.

Citing Manhattan’s “well-documented flight to quality,” One Grand will “secure a headquarters presence in this valuable region for forward-thinking companies,” Ligardi said. It’s an opportunity.”

Taconic, a leading commercial and residential real estate company, is currently developing the Hudson Research Center and three apartment buildings on Far West 54th Street. The company’s Essex Crossing on the Lower East Side is widely regarded as one of his best mixed-use projects in the city’s history.
