Footwear company Skechers has decided to list its headquarters in Manhattan Beach for sale, not long after completing a significant renovation that turned the complex into a modern corporate base about eight years ago.
The property, located at 228 Manhattan Beach Boulevard and just a short stroll from the ocean, is now available through a competitive bidding process managed by the commercial real estate agency CBRE.
With a footprint of roughly 28,600 square feet, the building might be valued at around $100 million, although an official asking price hasn’t been shared yet.
Built back in 1982, the headquarters was significantly renovated in 2018, reinforcing its identity as a dedicated workspace for the company. The facility has a private underground parking garage with 69 spaces and could also accommodate retail on the ground floor.
Interestingly, it will be handed over vacant to its new buyer—a notable change for a property that had recently been updated to suit the business’s needs.
It’s worth mentioning that Skechers has remained tight-lipped regarding the motivations for selling the property. It’s still uncertain whether employees will be relocated elsewhere or how they will handle the apparel store located at this site.
The headquarters is positioned in a prime area of downtown Manhattan Beach, within walking distance of the beach, the Manhattan Beach Pier, and a variety of dining and shopping options. This location, together with the property’s size, is likely to draw the attention of investors looking for opportunities in one of Southern California’s most appealing coastal areas.
According to Stephen Somer, a vice chairman at CBRE, large vacant office buildings of this caliber are quite rare in downtown Manhattan Beach, indicating a substantial opportunity for a new owner to take possession right away.
Real estate platform Movoto values the property at about $92.8 million, estimating a range between $83.5 million and $102 million.
As the South Bay office market faces increased vacancy rates, with the regional office vacancy hitting 23.6% in the first quarter of 2026, the listing arrives amid this notable trend. Yet, it’s interesting to note that the average asking rents have seen a 3.5% increase since last year.
What remains unclear is whether the headquarters will continue to function as an office or if it will be repurposed for another use, as there are currently no confirmed details on its redevelopment potential.
