Shoebox Studios Hits the Market in Laguna Beach
Located in a prime spot in Laguna Beach, California, Shoebox Studios has been listed for an eye-catching $18.8 million.
Covering just 432 square feet, this particular beachfront property at 1041 Marine Drive stands in stark contrast to the larger mansions that surround it.
What it lacks in size, however, it compensates for with a “very unusual” 8,500-square-foot lot, nestled in one of Southern California’s most desirable coastal areas.
Nearby properties underline this contrast; for instance, 1051 Marine Drive features 2,183 square feet and is priced at $11 million, while 1031 Marine Drive spans 4,700 square feet and carries a value of about $16.4 million.
This cottage, albeit small, comprises one bathroom, a sunroom, a spacious backyard with sweeping views of the Pacific Ocean, and a private staircase leading down to the beach.
The listing touts the lot as “rare” and “oversized,” offering panoramic coastal views. “It kind of reminds me of the French Riviera,” one could say.
“You can enjoy endless ocean views during the daytime, and at night the coastline lights up beautifully,” the listing elaborates.
Garrett Rau, the listing agent, emphasized the property’s major attraction lies in its location in North Laguna. “Shaw’s Cove is noted as one of the finest beaches along the California coast,” he mentioned, recalling that actress Diane Keaton once owned a home in the vicinity.
He added, “This is truly an unparalleled view.”
This villa dates back to 1923, and co-listing agent Rob Guillem described it as “an artist’s cabin.” He noted that the property’s rich history adds a layer to its appeal.
“The artistic pedigree gives it a unique sense of place that feels irreplaceable,” Guillem explained.
Giem pointed out that the standout feature is the 8,500-square-foot lot, which, he noted, is an opportunity that “comes along only once every 10 or 20 years.”
The property last changed hands in 2020 for $7.35 million, which is notably less than the current asking price.
Agents have attributed the significant price jump to new developments regarding historic preservation rules, which clarified that the cottage can be demolished for a new construction project.
“This cottage is livable now. A buyer could use it as a summer retreat by the sea, but they could also build whatever they envision once plans are approved,” Mr. Lau shared.
While there has already been interest, Lau mentioned they were in search of a “suitable buyer.”
Ultimately, both agents concur that the true value lies in the land itself.
“Eventually, there’s bound to be a change with this cottage,” Lau remarked.
