New Jersey Begins Anchor Property Tax Relief Payments
The New Jersey Department of Treasury has initiated the distribution of Anchor Property Tax Relief Payments to qualifying homeowners and renters across the state.
The Anchor Program is aimed at providing property tax assistance to eligible residents who own or rent homes in New Jersey.
The first wave of payments was sent out on September 15, 2025, for those who satisfied the eligibility criteria noted in the Anchor’s Comprehensive Profit Letter.
More than 300,000 residents who submitted PAS-1 forms have received checks or direct deposits, according to a report. The Tax Department noted that most applicants should receive their benefits within 90 days but may need to provide further information in some cases. Payments are being issued continuously.
This year, the agency took the initiative to automatically process applications for about 1 million New Jersey residents.
“Our goal has always been to make New Jersey more affordable,” commented Governor Phil Murphy. “The Anchor Program helps alleviate the property tax burden for millions, and we’re thankful to the Treasury staff for streamlining this process.”
According to the release, last year’s program benefited 1.8 million residents, delivering $2.1 billion in support.
“Since it started, Anchor has offered vital relief to homeowners and tenants statewide,” noted State Treasurer Elizabeth Maher Muio. “It’s a straightforward program with direct advantages, and we aim to ensure it’s accessible to all qualified residents.”
How to Check Payment Status
Eligible individuals have two options for checking their payment status:
- You can check online using your Social Security Number or taxpayer identification, along with your zip code.
- Alternatively, you can call 1-888-238-1233 for assistance.
Who Qualifies for NJ Anchor Benefits?
The program primarily focuses on homeowners, and the requirements include:
- Being a resident of New Jersey.
- Owning and occupying a home in the state as of October 1, 2024, which serves as your primary residence.
- Your home must be subject to property tax.
- Your total revenue in 2024 must be under $250,000.
For renters, the criteria are slightly different:
- Being a resident of New Jersey.
- Renting and occupying a residence in the state as of October 1, 2024, as your main home.
- The rental property should be subject to local property tax.
- Your total revenue in 2024 must be under $150,000.
The New Jersey Department of Treasury advises recipients who need to update their address or banking details, or change names from the previous application year, to do so by September 15, 2025.
Application Deadline for Anchor Program
The deadline for applications is October 31, 2025. The state will automatically file for most eligible residents. Applicants can also check the status of their payments on the Treasury website.
Benefits in 2024
The amount received from the Anchor program will vary based on income and whether you rent or own a home.
For homeowners aged 65 and over in 2024:
- Those earning under $150,000 will receive $1,750.
- Those making between $150,001 and $250,000 will receive $1,250.
For homeowners under 65 in 2024:
- Those earning under $150,000 will receive $1,500.
- Those making between $150,001 and $250,000 will receive $1,000.
Details for renters over and under 65 in 2024 are similar, but specific amounts might differ.
