America’s Hottest Housing Markets in 2026
The Northeast and Midwest are home to the most residential ZIP codes in the United States, as noted by Realtor.com economist Hannah Jones. This assertion comes from a new analysis of the hottest housing markets at the ZIP code level.
In its report on the 2026 Hottest ZIP Codes, Realtor.com found that these regions have dominated the top 10 rankings for four consecutive years.
According to Jones, many of these ZIP codes are located in the outer suburbs of significant metropolitan hubs like Boston, New York, and Philadelphia. She explained that this setup allows for a reasonable commute to busy city centers while offering residents more space, quieter living, and a better cost-to-value ratio in established suburban areas.
Interestingly, the report highlights a contrast in housing contexts: high demand for luxury properties exists, while entry-level buyers face daunting affordability challenges.
Jones pointed out that there is a critical inventory shortage in these top 10 areas, with available homes about 60% lower than pre-pandemic levels. In contrast, the national inventory sits at roughly 11% below those earlier figures.
Furthermore, most homebuyers are moving from nearby metropolitan areas rather than making long-distance relocations. Jones remarked that the demand isn’t coming as much from buyers relocating across the country.
A striking feature in these markets is the tendency for buyers to offer more than the asking price. In fact, nine out of the top ten areas have homes selling above their asking price, with an average sale ratio of 103.8%. This stands in stark contrast to the national average, where homes sold for about 2.3% less than their listed price during the first half of 2026.
In the leading ZIP codes, it’s also noticeable that buyers are making larger down payments compared to the national average. In these regions, the typical down payment is about 17%, as opposed to the 13% seen nationwide. Both figures are surpassing pre-pandemic levels. Jones added that these buyers tend to possess higher credit scores, suggesting they are more financially prepared for the current housing market, characterized by mortgage rates in the mid to high 6% range.
Overall, buyers in these neighborhoods appear to be more financially sound, often bringing larger down payments and a stronger fiscal profile than typical American homebuyers.
