New Jersey Begins Outreach for 2025 Anchor Tax Benefits

Starting Wednesday, New Jersey will begin mailing letters to eligible residents, providing details about the 2025 Anchor Tax Benefits.

This initiative aims to offer property tax relief to those who either own or rent property in New Jersey as their primary residence, provided they meet specific income criteria. This year’s benefits are determined by factors such as residency, income, and age since 2024.

What is the Anchor Program?

The Affordable New Jersey Homeowners and Renters (Anchors) Program, which kicked off in 2022, has expanded upon the state’s previous Homestead Benefits Program. It caters to both homeowners and tenants who satisfy certain financial conditions.

Eligibility Criteria for This Year

Homeowners can qualify if they:

  • Were residents of New Jersey
  • Owned and occupied their main residence in the state as of October 1, 2024
  • Have a home that incurs property tax
  • Reported total income in New Jersey for 2024 below $250,000

Renters are eligible if they:

  • Were residents of New Jersey
  • Rented and occupied their main residence in the state as of October 1, 2024
  • Had their name on a lease or rental agreement
  • Paid their rent
  • Lived in rental properties that are subject to local property tax
  • Reported total income in New Jersey for 2024 below $150,000

Potential Benefits

In recent years, benefits have varied from $450 for renters to $1,500 for homeowners, and the state indicates that this year’s amounts will remain the same.

Application Process

If you’re under 65 and haven’t received Social Security Disability Benefits, the state will process your application automatically. Expect to receive a letter regarding this on August 13th.

“If you get a letter and need to update your bank details or prefer a paper check, you’ll need to submit your own application by September 15, 2025,” the notice states.

For Those Over 65

Seniors or individuals receiving Social Security Disability Benefits can apply through a specific process. Importantly, there’s no longer a requirement for pins when applying for Anchor benefits; applicants now may need to use the ID.ME feature and provide information related to their income, property, and tax bills.
