His foray into real estate began in the 90s when, at the height of his music career, he started purchasing properties. He became a licensed general contractor and even went to design school. He studied business both at home and abroad, giving him a well-rounded perspective on the market.
In a recent chat, he laid out some advice for anyone looking to dive into real estate investing. He emphasizes starting with the basics, noting the importance of buying properties below market value—something he suggests learning how to evaluate correctly. He mentions that hiring an appraiser typically costs between $400 and $600. It’s a crucial step, according to him. He also highlights the necessity of negotiating, saying that “there’s nothing I buy on my computer or Zillow, so here’s a hint: a little ice advice to YA,” he joked.
He believes the main goal should be profitability. It’s important to make offers that are lower than what the seller expects. Sellers might be eager, perhaps due to personal situations like divorce or family deaths. Recognizing these circumstances can lead to better deals, he noted.
Add-on opportunities are also important in his approach. Vanilla Ice suggests looking at tax liens, which occur when government authorities place a lien on properties for unpaid taxes. According to him, one could collaborate with a lawyer to navigate buying a lien or entering an auction to acquire a home.
Reflecting on his past, Vanilla Ice remarked that the 90s were the last great era before tech took over everything. “We didn’t take things too seriously; we were just more carefree,” he said. He noted a revival of 90s styles and attitudes in current trends, particularly among younger generations and even his own kids.
“I see the 90s coming back with such force. It makes me happy,” he remarked, almost nostalgically.
He also expressed a broader sentiment about culture and trends, stating that nothing in pop culture seems to surpass what emerged from the 80s and 90s. Whether it’s fashion or music, those decades left an undeniable mark.
