New Seafood Restaurant Set to Open at Modernhaus Soho

A significant new dining option is on the way to the Modernhaus Soho Hotel—a sprawling 10,000 square feet seafood-focused restaurant named Selene by Kyma.

This venture is a collaboration between James Lagonese, who previously worked with LDV Hospitality, and Linocristu, the co-founder of the Kima Greek Restaurant Group.

James Famraro, from Meridian Capital Group, noted that the space located at 23 Grand Street, near Sixth Avenue, attracted numerous competitive offers. The tenant was represented by Meridian’s Justin Bustamante.

The rent for this location is set at $90 per square foot.

The new venue promises a seafood-driven menu, and Famraro expressed confidence in the project, stating, “The pedigree, concept, and vision behind Selene have made them a clear choice.”

Kyma already operates in several locations, including Flatiron, Hudson Yards, Roslyn, and West Palm Beach.

Joseph Sitt, Chairman of Thor, remarked that this deal represents “a victory for the neighborhood, the hotel, and the entire hospitality community in New York.”

The Modernhaus was formerly known as James, and it was acquired by Thor in 2017 but had to close due to the pandemic’s impact.

Thor undertook renovations for the property, backed by a $53.5 million loan secured through Argentic.

Midtown Office Building Hits Full Capacity

A week brings more good news in New York City’s real estate market, as a midtown office building has reached 100% occupancy. This milestone occurs at 919 Third Avenue, thanks to a substantial 66,100-square-foot expansion by the New York State Department of General Services. A new 15-year lease increases OGS’s presence in the tower to 117,390 square feet.

Other tenants occupying the 1.5 million square feet of the building include Bloomberg LP; last year, they expanded to 925,000 square feet, and it also serves as the home for the iconic restaurant PJ Clark’s, located at the corner of East 55th Avenue.

The OGS was represented by a CBRE team that included Stephen B. Siegel and Liz Lash, while SL Green had another CBRE team led by Robert Alexander and Ryan Alexander representing them.
