Challenges Ahead for New York City Under Zoran Mamdani

New York City is navigating “very tough times” with Zoran Mamdani at the helm, according to a billionaire real estate investor contemplating relocating his team away from the city.

Barry Sternlicht, CEO of Starwood Capital Group, highlighted unions as a significant factor in the already steep costs of developing and managing properties in New York. He expresses concern that the situation may worsen under the new administration. He shared his views in an interview with CNBC, indicating that each project now requires over $100 million to appease union demands, which ultimately raises housing prices.

“The unions have a stronghold on New York, and that creates challenges for adding housing supply,” Sternlicht pointed out during the conversation, noting that some developers are attempting to terminate their contracts with unions but face significant obstacles.

Additionally, Sternlicht discussed Mamdani’s housing policy, which includes rent freezes for rent-stabilized properties, saying, “When the far left expresses outrage, it complicates matters. If tenants don’t pay their rent and escape eviction, it creates a chaotic environment.” He painted a picture of what might happen if many residents stop paying rent, comparing the situation to Mumbai.

He emphasized that while housing policy is critical, the focus should be on constructing more homes. Sternlicht noted that collaboration with trade unions would necessitate substantial government subsidies, remarking that unions need to adapt to labor laws and wages to enable economic development.

On another front, Mr. Sternlicht tackled public safety, which has been a contentious issue in the election and a point of disagreement with Mamdani, especially regarding calls to “defund the police.” He expressed that if citizens don’t feel their children are safe on the streets, they may withdraw them from school and potentially leave the city altogether. “It’s crucial that kids feel valued and secure,” he added, warning that the city could face dire consequences otherwise.

Critiquing Mamdani’s socialist principles and the tension that has arisen from his electoral success, Sternlicht revealed that his firm is already deliberating a move from midtown Manhattan. “Hopefully,” he remarked, “the millions who supported him will recognize that socialism has not succeeded anywhere globally.”
