Montana Ranch Listed for $16.3 Million
Two Feathers Ranch, a large 357-acre heritage property in Derby, Montana, is now for sale at a price of $16.3 million.
This ranch had a brief appearance in a scene from the popular Paramount series “Yellowstone” and is located near a real-life filming site used for the fictional Dutton family estate.
Formerly part of the historic Chief Joseph Ranch, the property boasts a main residence that spans 7,180 square feet, featuring three bedrooms and five bathrooms. There’s also a guest house, a caretaker’s home, and around 2,500 feet of access along Tin Cup Creek.
In addition to the residential options, the ranch supports Black Angus cattle with irrigated pasture and comes equipped with infrastructure suitable for both ranching and equestrian activities, as noted by Hall & Hall agent Deke Tidwell.
The fifth season of “Yellowstone” concluded in December 2024, marking a significant chapter in the show’s narrative, particularly following the well-publicized exit of Kevin Costner, who plays the central character, John Dutton.
Costner, who has been integral to the series since it first aired in 2018, portrays a strong rancher determined to protect his family’s land, a role that has significantly influenced modern perceptions of ranch life and Western culture. He expressed his passion for the project in a recent interview, saying he wanted to bring viewers along for the journey the show represents.
Costner’s involvement, however, shifted after five seasons as he focused on his multi-part film project titled “Horizon.” He has indicated that he will not be returning for future episodes of “Yellowstone.”
Despite these changes behind the scenes, the show’s impact on the real estate market in Montana continues to thrive.
Listing agent Tidwell highlighted the ongoing interest, stating that driving past the Dutton Ranch still attracts tourists eager to capture a glimpse. This interest, he suggests, fosters a deeper connection to the area, as viewers have grown familiar with the landscape through the show.
Since “Yellowstone” premiered, the franchise has branched out, introducing prequels such as “1883” and “1923,” which delve into the history of the Dutton family, while additional spinoffs continue to expand the narrative.
Although the main series has wrapped, properties linked to the “Yellowstone” saga continue to pique the interest of prospective buyers seeking a slice of that lifestyle.
