New Wellness Residence Launching in Coconut Grove

A wellness lifestyle brand is set to start sales at its new residential project in Coconut Grove this January. The first to secure a unit was Compass broker Ivan Choney, a Coconut Grove local who jumped at the chance to purchase a two-bedroom condo in the eight-story, 194-unit development designed by Arquitectonica. “I just had to act quickly,” he shared, explaining how he practically rushed the sales process to secure his desired unit before someone else could beat him to it.

Choney isn’t just interested in the property itself; he has strong faith in the developer, Terra, and the concept of wellness-oriented living in Miami. “It’s pretty clear—at least to me—that many people are investing in health-related technologies, like the Oura or Polar health devices,” he mentioned, pointing out a trend where about one in four folks are adopting such tools.

This growing emphasis on health is significant as the longevity market has expanded into an impressive $85 billion industry. Developers in Miami are aware that buyers now often look for homes equipped with features that promote well-being. To meet this demand, The Well, a New York-based company, is incorporating cutting-edge health technology into their Miami condominiums.

The amenities in these residences are quite impressive. Beyond your traditional fitness centers, residents can expect IV therapy, hyperbaric chambers, a 13,000-square-foot wellness club, and even unique features like a “crystal cave.” Prices for these condos start at $1.25 million, and Douglas Elliman will manage the sales.

However, competition is heating up in the wellness sector. “I just spoke with a developer this morning about a new project in Miami focused specifically on health and longevity,” said Mai de la Vega, founder of One Sotheby’s International Realty. She predicted a future where buyers will seek properties that enhance their health and perhaps even hire a medical director to oversee wellness needs on-site.

In Coral Gables, a notable wellness-centric condominium project, Cora Merrick Park, is currently underway. This 13-story development, a collaboration between Constellation Group and Boschetti Group, aims to incorporate biophilic design elements and advanced air purification systems, making it attractive to health-conscious buyers. Units will range from one to three bedrooms and are priced starting at $970,000, with completion expected in 2028.

There are already impressive listings in areas like Miami Beach. For instance, a luxurious four-bedroom sanctuary at 94 S. Hibiscus Drive is up for grabs at $24.5 million, highlighted by amenities like a private UV sauna and cold plunge, appealing to those focused on longevity.

Outside of dedicated wellness properties, several other developments—like Gem Private Residences in Downtown Miami and Gale Miami Residences—are also jumping on the wellness trend. They’re adding facilities such as salt rooms, medical spas, and infrared saunas to attract modern buyers.

According to Dina Goldenteyer from Douglas Elliman, interest in longevity has surged. “I’ve seen incredible advancements in the wellness sector over the last few years,” she said, citing high-end listings with integrated health facilities, like the UV sauna at the Miami Beach property for $24.5 million. When developers reach out, she’s starting to recommend that they include features like infrared saunas to cater to buyer preferences.
