The White House has reported that immigration restrictions under President Donald Trump are leading to lower housing costs for Americans.

According to a statement, “Rent prices are declining significantly across the country as illegal immigration rates plummet.” This reversal of a trend is credited to President Trump’s policies, which have supposedly curbed the rent hikes seen during President Joe Biden’s term, resulting in an overall decrease of 4.4% in rental prices.

The explanation is straightforward. President Trump’s border policies are effective. By 2025, the rate of international migration is expected to fall by more than 50% nationwide— the most significant drop ever—which will alleviate the pressure on housing created by the previous administration’s open-border approach. With fewer new tenants, vacancy rates are rising, and landlords must now adjust their prices.

Reports increasingly highlight the negative effects on American citizens stemming from the Democratic party’s immigration policies.

Some Republican policymakers are now bringing attention to the connection between migration and rent, even though this stance could provoke backlash from landlords and real estate investors.

“This is nonsense,” stated an advocate from the American Immigration Council. While acknowledging a link between immigration and housing prices, he insisted that this connection is more complex than attributing the entire rise solely to illegal immigration.

However, even the pro-immigration Cato Institute has recognized that all types of immigration, legal or otherwise, increase housing costs for young Americans.

Even immigrants in construction initially boost housing demand before contributing to supply, which ultimately raises prices more than it increases availability.

Meanwhile, Vice President J.D. Vance has called attention to the influence of immigration on rental prices recently.

“For me, this is probably the most critical issue because I care deeply about young people having quality lives, and many are struggling with housing costs,” he remarked, adding:

“Why is that? We’ve let in millions of illegal immigrants who occupy homes that should have been available to Americans, and we simply haven’t built enough new houses.”
